No, One Clubhouse Lane South Homeowners Association (OCHLS HOA) consists of 276 homes that are built around holes 14 through 18 of the Harbour Pointe Golf Course. We occupy the SOUTH half of the One Clubhouse Lane development.


The neighboring One Clubhouse Lane Sector 12 - HOA manages 176 homes that are built around holes 10 through 13 of the Harbour Pointe Golf Course. They occupy the NORTH half of the One Clubhouse Lane development.

The HOA fees are $613.00 per residence for the Year 2025.


Payments are due on January 1st of each year. Please contact the Association Manager for payment methods and options.


Yes, HOA board meetings are usually held quarterly via Zoom. Please check with the Association Manager for the meeting dates, times, and Zoom links.


Also, an annual meeting is usually held in November of each year. Your attendance, in person or by proxy, is very important. No business can be conducted unless we have a quorum (25% of the total ownership, 69 lots) represented at the meeting. If we do not have sufficient attendance to achieve a quorum, our Association may face the additional expense of rescheduling the meeting or conducting a mail-in ballot.


To ensure our neighborhood retains its charm and value, the Architectural Review Committee (ARC) is responsible for verifying that the exteriors of neighborhood homes and properties are properly maintained and adhere to neighborhood aesthetic standards.


Per CC&R's Article 3.5, ARC form submission and approval are required before any EXTERIOR projects such as painting, roofing, landscaping improvements, structural changes (i.e., decks, fences, etc.), additions (i.e., sheds, AC outdoor units, etc.), and the like, on your property are executed. Please go to the DOCUMENTS page for guidelines.

  • All fields of the ARC form should be completed, including signatures from a minimum of two adjacent neighbors. Neighbor signatures are not approval of your project – only confirmation that they have been informed of your intent.
  • Plans/ specifications should be provided along with the ARC form, showing the nature, kind, shape, size, and height, architectural design, materials, workmanship, colors, location on site, site photos, site grade elevations, site landscaping, etc..
  • Please email the completed ARC form to the Association Manager OR submit via the Homeowner Portal.


Also, please refer to the City of Mukilteo website for permit info.


Yes, per CC&R's Article 3.5, ARC form submission and approval are required before the exterior painting project on your property is executed, even if it is the same color. 

  • Please refer to the EXTERIOR COLORS section of the ARC Design Guidelines.
  • All fields of the ARC form should be completed, including signatures from a minimum of two adjacent neighbors. Neighbor signatures are not approval of your project – only confirmation that they have been informed of your intent.
  • Paint chips must be provided along with the ARC form. Please note if you are planning a significant change to your home's exterior color, HOA may request you to paint some sample patches on the front face of your house for review.
  • Please email the completed ARC form to the Association Manager OR via the Homeowner Portal.


Please refer to Roofing Guidelines. Most homeowners select CertainTeed Presidential TL (color: Autumn Blend).


Per CC&R's Article 3.5, ARC form submission and approval are required before the roof replacement project on your property is executed.

  • All fields of the ARC form should be completed, including signatures from a minimum of two adjacent neighbors. Neighbor signatures are not approval of your project – only confirmation that they have been informed of your intent.
  • Roofing materials and colors must be listed on the ARC form.
  • Please email the completed ARC form to the Association Manager OR submit via the Homeowner Portal.


All re-roofing projects require a permit from the City of Mukilteo (website link).


If you are removing trees, you might need a permit from the City of Mukilteo (website link) based on the tree size. Please make sure to replant new trees per the City of Mukilteo requirement (checklist link).


Per CC&R's Article 6.13, no trees that are more than six (6) inches in diameter at a point three (3) feet above the ground shall be removed without the prior written consent of the ARC. Notwithstanding all of the above, no consent or approval is required for the removal of any trees, regardless of their diameter, that are located within ten (10) feet of a residence.

  • Site photos and replacement tree details must be provided along with the ARC form.
  • Please email the completed ARC form to the Association Manager OR submit via the Homeowner Portal.


If you are pruning trees, please make sure that you and any company you hire are following City of Mukilteo regulations (website link).


Tree-topping (pruning more than 25% in the top third of the tree) is PROHIBITED by the City of Mukilteo and the HOA. It is a violation subject to fines and penalties. You can read more about "How is topping harmful to trees?" via this link.


Responsible and modest pruning that protects the health of trees is allowed (see definitions below). It does not require a permit from the City of Mukilteo OR approval from the HOA.

  • Any pruning done in the top third of the tree is limited to 25% in a growing season and results in even distribution of limbs and branches throughout the crown.
  • The pruning does not remove more than 40% of the tree canopy.
  • Skirting up does not go higher than 20 feet above ground level.


Also, as a resident or property owner in Mukilteo, you are responsible for keeping sidewalks adjacent to your property clear of any debris or obstructions. Property owners are responsible for trimming vegetation in order to maintain the visibility of traffic signs and to ensure a clear line of sight at intersections and driveways. See the City of Mukilteo Vegetation Maintenance instructions for more details


Please refer to the Storage Sheds section of the ARC Design Guidelines. A shed will be considered only if it blends in with the house and maintains a continuity of building materials and color. Metal sheds or buildings are deemed not compatible. Storage sheds shall be located only in the rear yard and screened from the view of adjacent streets and neighbors. The maximum size for freestanding storage sheds is 10' x 12' and 8' tall at the highest point on the roof.

  • Drawings, site photos, and shed siding and roofing materials and colors must be provided along with the ARC form.
  • Please email the completed ARC form to the Association Manager OR submit via the Homeowner Portal.


Yes, please refer to the Artificial Turf Policy. All installations shall be done by qualified synthetic turf professionals (No DIY). Per CC&R's Article 3.5, ARC form submission and approval are required before the artificial turf project on your property is executed. 

  • All fields should be completed, including signatures from a minimum of two adjacent neighbors. Neighbor signatures are not approval of your project – only confirmation that they have been informed of your intent.
  • Synthetic lawn product specifications, warranty, installation details, and a product sample (12” x 12”) must be provided along with the ARC form. 
  • Please email the completed ARC form to the Association Manager OR submit via the Homeowner Portal.


Yes, per CC&R's Article 3.5, ARC form submission and approval are required before the exterior fence project on your property is executed, even if it is the same style. 

  • Please refer to the FENCES section of the ARC Design Guidelines.
  • All fields of the ARC form should be completed, including signatures from a minimum of two adjacent neighbors. Neighbor signatures are not approval of your project – only confirmation that they have been informed of your intent.
  • Fence style, color, dimensions, and drawings/site photos must be provided along with the ARC form. Please note the fence shall be painted to match with the main exterior color of your house OR be stained with natural colors.
  • Please email the completed ARC form to the Association Manager OR via the Homeowner Portal.


Landscape maintenance standards will be applied on a community wide basis. Maintenance will be the responsibility and duty of the homeowner on private lots and the Association on common property within One Clubhouse Lane South community.


Per the Landscaping section of the ARC Design Guidelines, a maintenance program will be implemented to address the following minimum requirements:

  • Mowing, weeding and edging of lawn areas on a weekly basis during the growing season and as necessary during the off-season to maintain a maximum lawn height of 3 inches.
  • Watering as required to maintain optimum soil moisture necessary for applicable plant or lawn growth. Monitor and repair irrigation systems as required.
  • Fertilize lawns to maintain vigorous growth and healthy green color with a minimum of four applications per year. Plantings to be fertilized a minimum of two times per year or as needed after establishment.
  • Control weeds in lawns and garden beds through the selective use of approved post-emergent and pre-emergent herbicides and/or periodic hand weeding. It is preferred that the chemical weed and pest control work be performed by a licensed applicator.

With Morris Management's assistance, the Association performs a monthly neighborhood walk-through and provides friendly guidance to homeowners, addressing any maintenance issues that need attention. Unsightly conditions that diminish the community’s beauty include:

  • Tall or overgrown grass.
  • Weeds and moss in the lawn.
  • Dead or sick grass or vegetation.
  • Topped trees.
  • Overgrown planting beds.
  • Bare soil in planting beds.
  • Mulching sheets and black plastic shall not be visible or exposed in planting beds.
  • Grass/weeds growing in joints between the concrete panels and/or asphalt.
  • Overgrown vegetation blocking sidewalks, driveways, and paths (see the City of Mukilteo Vegetation Maintenance instructions for more details).


No, please do NOT dump any material on golf course property, OCHLS HOA community areas, or in Native Growth Protection (NGP) areas. Dumped debris looks unsightly, attracts nuisance animals, and must be removed by our landscaping contractor at the Association’s expense.


Ways to get rid of yard waste:

  • Waste Management picks up GREEN yard waste bins weekly (website link).
  • Local facilities that are accepting a large amount of yard waste (website link)


Play equipment shall be located in the rear yard. Basketball backboards should be made of a transparent material. Portable basketball hoops should be stored in a screened side yard when not in use.

The HOA does not have jurisdiction over public right-of-way or infrastructure. Please refer to the Snohomish County Parcel Viewer and check the Aerial Imagery box to understand the ownership of areas you are concerned about. 


During intense snow and ice events, the City of Mukilteo will apply de-icer (when the timing and temperature are right), sand streets, and plow per the Snow Removal and De-Icing Routes Map.


As a resident or property owner in Mukilteo, you are responsible for keeping sidewalks adjacent to your property clear of any snow or ice.


Per City of Mukilteo Code 8.18.020,

  • Monday through Friday, before 7 AM and after 10 PM;
  • Saturdays, Sundays, and holidays, before 9 AM and after 10 PM.

Please be courteous to your neighbors when using loud equipment or if your vehicle is excessively loud.

We all love our fur babies. Please refrain from letting your pup do their business on neighbors’ plants and landscape. Please scoop the poop!


Also, please do NOT feed wild animals. According to Mukilteo Municipal Code, specifically Section 6.18.035, it is illegal to intentionally feed wildlife, including birds, raccoons, and other animals (see more details via this link).


You can report a maintenance issue by contacting the Association Manager OR submitting a maintenance request through the Homeowner Portal.
