Exterior Projects

  1. Check the example list below - if your project isn’t listed, check Documents and FAQ, or reach out to the Association Manager for help.
  2. Talk with your neighbors so they’re aware of your plans and everyone stays on the same page.
  3. Submit an ARC Form with required materials and receive approval before beginning any exterior work. 
  4. Keep it community‑minded - the goal is a cooperative process that supports a cohesive, well‑cared‑for neighborhood.

ROOFING

  • Follow City of Mukilteo regulations (website link).
  • Review the Roofing Guidelines.
    • Most homeowners select CertainTeed Presidential TL (Triple-layer)- Autumn Blend (website link).
  • ARC form approval is required before any roof replacement work begins.
    • Even when using approved roof materials and colors.
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Roof material
    • Roof color
    • At least two adjacent‑neighbor signatures
  • Check Question #6 of the FAQ for more details.
  • Notify adjacent neighbors of the work schedule and possible noise or debris.

PAINTING

  • Review the EXTERIOR COLORS section of the ARC Design Guidelines.
  • ARC form approval is required before any exterior painting work.
    • Even when using the same color.
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Paint chips for:
      • Body (main color)
      • Trim
      • Accent (front door, shutters)
      • Secondary elements (garage doors, gutters, and downspouts), if different from the body (main color)
    • At least two adjacent‑neighbor signatures
    • *Significant color changes may require sample patches on the front of the home for review. 
  • Check Question #5 of the FAQ for more details.
  • Notify your adjacent neighbors of the work schedule and possible noise or debris.

FENCE

  • Follow City of Mukilteo regulations (website link). 
  • Review the Fence Guidelines.
  • ARC form approval is required before any fence work
    • Even when replacing with the same style or using arborvitae.
    • Match with the house's main exterior color OR be stained with natural colors. 
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Site plan with fence location (see sample)
    • Fence style, color, dimensions, and drawings
    • Site photos
    • At least two adjacent‑neighbor signatures
      • Especially if they will have a direct view of the fence
  • Check Question #12 of the FAQ for more details.
  • Notify your adjacent neighbors of the work schedule and possible noise or debris.

TREE REMOVAL

  • Follow City of Mukilteo regulations (website link).
    • A permit may be required depending on tree size.
    • Replanting is required per the City’s tree replacement checklist (link). 
  • ARC form approval is required for removing any tree over 6 inches in diameter at 3 feet above ground.
    • *Exception: No ARC approval is needed for trees within 10 feet of the residence. 
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Site plan with tree location (see sample)
    • Tree replacement plan
    • At least two adjacent‑neighbor signatures
      • Especially if they have a direct view of the tree
  • Check Question #7 of the FAQ for more details.
  • Notify your adjacent neighbors of the work schedule and possible noise or debris.

TREE PRUNING

  • Follow City of Mukilteo regulations (website link). 
  • Tree‑topping is prohibited by both the City and the HOA (removing more than 25% of the top third of the tree). You can read more about "How is topping harmful to trees?" via this link.
  • Responsible, modest pruning is allowed and requires no permit or HOA approval. 
  • Allowed pruning includes: 
    • No more than 25% removed from the top third in a growing season
    • No more than 40% of the total canopy removed
    • Skirting up limited to 20 feet above ground
  • Homeowners must keep sidewalks clear of debris and trim vegetation to maintain visibility of traffic signs, intersections, and driveways (per City of Mukilteo Vegetation Maintenance rules).

  • Notify your adjacent neighbors of the work schedule and possible noise or debris.

STORAGE SHED

  • Follow City of Mukilteo regulations (website link). 
  • Review the STORAGE SHED section of the ARC Design Guidelines and the Shed Design Policy. 
    • Must blend with the house in materials and colors (roofing and siding).
    • Metal or plastic sheds are NOT allowed and shall be removed by 6/1/2028.
    • Must not be in the front yard and must be screened from street and neighbor views with evergreen plants. 
    • Maximum shed size: 10' x 12' and 10' tall at the highest roof point.
  • ARC form approval is required before any shed installation work.
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Site plan with shed location (see sample)
    • Cross-section details
    • Exterior wall envelope details (material and color)
    • Roof plan (material and color)
    • Screening plan
    • Site photos
    • At least two adjacent‑neighbor signatures
      • Especially if they will have a direct view of the shed

  • Notify your adjacent neighbors of the work schedule and possible noise or debris.

  

DECKS AND PATIOS

  • Follow City of Mukilteo regulations (website link).
  • Review the DECKS AND PATIOS section of the ARC Design Guidelines. 
  • ARC form approval is required before any deck or patio construction work.
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Site plan with deck/patio location (see sample)
    • Cross-section detail 
    • Materials and colors
    • Site photos
    • At least two adjacent‑neighbor signatures
      • Especially if they will have a direct view of the deck/patio
  • Notify your adjacent neighbors of the work schedule and possible noise or debris.

ARTIFICIAL TURF

  • Review the Artificial Turf Policy.
  • ARC form approval is required before installing artificial turf.
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Synthetic Turf Product Specifications
    • Warranty Information
    • Installation Details
    • 12" x 12" Product Samples
    • Installation Contractor Credentials
    • At least two adjacent‑neighbor signatures

  • Notify your adjacent neighbors of the work schedule and possible noise or debris.

artificial turf policy

AIR CONDITIONING

  • Follow City of Mukilteo regulations (website link).
  • ARC form approval is required before installing any air conditioning outdoor unit.
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Site Plan with AC Outdoor Unit Location (see sample)
    • AC Outdoor Unit Dimensions
    • Site Photos
    • At least two adjacent‑neighbor signatures
      • Especially if they will have a direct view of the AC outdoor unit OR hear the unit running.
  • Notify your adjacent neighbors of the work schedule and possible noise or debris.

EV CHARGER

  • Homeowners may install EV chargers if they meet all laws, safety standards, and community design principles.
  • Review the EV Charger Policy before installing any EV charging station.
  • Submit a complete ARC form to the Association Manager OR through the Homeowner Portal, including:
    • Site plan with charger location (see sample)
    • Equipment specifications
    • Installation contractor credentials
    • Site photos
    • At least two adjacent‑neighbor signatures
      • Especially if they will have a direct view of the EV charger.
  • Check Question #11 of the FAQ for more details.
  • Notify your adjacent neighbors of the work schedule and possible noise or debris.
